Thailand LTR Visa for Remote Workers: How to Apply & Who Qualifies
For years, digital nomads in Thailand had to rely on tourist visas and border runs to stay in the country. But with the introduction of the Long-Term Resident (LTR) visa, the Thai government has created a highly attractive, secure path for high-earning remote workers. It offers a 10-year residency permit, fast-track immigration, tax benefits, and does not require a local employer. Here is our step-by-step guide to the requirements and application process in 2026.
In this guide:
1. The Qualifications: Who is Eligible?
To qualify under the 'Work-from-Thailand Professional' category, you must meet the following criteria: an annual personal income of at least USD $80,000 for the past two years (or USD $40,000 if you hold a Master's degree or have secured intellectual property).
You must also have at least 5 years of work experience in your field over the last 10 years, and be employed by a company that is publicly listed on a stock exchange, or a private company that has been active for at least 3 years with a total revenue of at least USD $150 million over the past 3 years.
Health insurance is also a mandatory requirement: you must hold a health insurance policy with minimum coverage of USD $50,000 for medical treatment in Thailand, or keep a cash deposit of at least USD $100,000 in a local or foreign bank account for the past 12 months.
2. The Key Benefits: Why Apply?
The LTR visa is one of the most generous visas in Asia: it grants a 10-year multi-entry residency permit, exempts you from the standard 4-to-1 ratio (4 Thai employees for every 1 foreigner) for hiring foreign staff, and caps your personal income tax rate at a flat 17% (compared to the standard top rate of 35% in Thailand).
You also get access to the Fast-Track lanes at major airports, saving you hours of waiting in immigration lines, and the standard 90-day address reporting is extended to once a year.
Additionally, your spouse and children (up to 4 dependants under the age of 20) qualify for the same visa benefits under the dependant category, making it an exceptional option for families relocating together.
3. How to Apply: The Step-by-Step Process
Step 1: Submit your application and supporting documents online through the Board of Investment (BOI) portal. The BOI will review your documents and issue an endorsement letter (typically within 20 days).
Step 2: Take the endorsement letter to a Royal Thai Embassy in your home country, or to the One Start One Stop Investment Center (OSOS) inside the Chamchuri Square building in Bangkok, to have the LTR visa stamped into your passport.
You will also need to submit employment verification letters, tax return statements for the past two years, company balance sheets, and passport copies.
